HAMPSTEAD – Last week’s Zoning Board of Adjustment (ZBA) meeting proved a good night for applicants, with all of the five hearings having positive outcomes. The ZBA unanimously approved all the five public hearings at its Thursday, June 13 meeting.
The ZBA approved a home occupation permit for an in-home hair salon for Samantha Helfrich, 54 Central St., whose hours would be Wednesdays and Thursdays from 1 to 9 p.m., and Fridays and Saturdays from 9 a.m. to 4 p.m. There is ample parking at the home and no sign is planned.
Diana Ashford Sabad’s request to construct a 20-foot by 25-foot garage and an 8-foot by 14-foot storage shed on a non-conforming lot at 38 Danville Road was approved as well. The board approved Chris Beaudoin’s request to build a duplex dwelling on a lot that does not meet minimum lot size requirements at 30 Depot Road.
The presentation was by his attorney, James Troisi. The duplex would have a total of five bedrooms and the septic system and lot will support both. Beaudoin’s parents plan to occupy one unit and Beaudoin would occupy the other side.
Michael and Christina Petkavich, 64 Shore Drive, had their request approved to make alterations to their seasonal dwelling on a non-conforming lot. They have a shoreline permit and septic approval, and the new septic system will be installed on a lot they own across the road. They plan to put in a new foundation and square off the existing building. The only proviso is that the house will remain a two-bedroom dwelling and that a sleeve be over the pipe crossing under the roadway for the septic system.
The board also approved the request of D.J. Howard Jr, for alteration on a non-conforming lot and approval to construct a garage that exceeds the 750-square-foot limit. Both are on land owned by Dean and Ruthena Howard, neither of whom were present. The board waived the owner’s presence and requested a written document from them.
Howard plans to build a home where an existing structure is and wants the large garage for his equipment and other items. The land was subdivided for this purpose several years ago.
